I know it's not RE, but it's what you know and you can teach her the value propositions.

Getting propositioned by a prostitute or 3 while looking at a deal also is another indicator.

I called this a value proposition need because I'm finding it hard to quantify our value in this. 

I can't even go to a restaurant anymore without considering the value proposition of the items on the menu.

The point being I would have assumed he would have been more comfortable than me in this area.Another time that I went to this convenience store (I am either brave, or not easily intimidated, or I am just stupid, you pick),  I was propositioned by someone for whom I could not determine their gender.  

I get that we all need to save money on projects, but after 15+ years in the construction industry, I'll be the first to tell you that trying to save a nickel to have to spend a dollar later is a losing proposition.  

But leverage is not an all or nothing proposition.

The Rehab portion of the equation doesn't really have to come into play until acquisition becomes more likely, but Should be part of the What If... conversation with a potential investor/partner in order to give a true picture of the potential investment needs.When you've done this analysis you're have a better understanding of whether or not YOU should invest more and as @Ned Carey says, you'll be better prepared to help others understand the Value Proposition that helping you creates.

But I can't get myself to just take a bunch of little vacations just to see an area so I've got a proposition for investors in a warm climate..

Others may disagree but I'd look at new construction as an entire different value proposition that buying to rent for cash-flow/appreciation. 3.)
