and others that i did not care for their business practice .. but if i wanted to enter the pay to play business I think it would be worth the 20k a year to network with those dudes.. but not my bag

You profit share with them for the first 10 deals (at the higher levels) because they really are right there with you holding your hand, and as I mentioned, doing three way calls, etc. every step of the way.  

The house build  course is pretty straight forward  and walks you like a baby through  every step from finding the land and entitling it to building and selling.

When the market goes up most all properties go up.The next step will be to find a deal that works. 

I know, easier said that done, but dreaming it is the first step, right? 

Drawing from my experience delivering over 550 investment properties, I can say with certainty that self-management isn't practical for most investors.

definitely need to have lawyer look at it.Risks/additional hurdles- On the practical side, the absence of deeded rights makes tenancy in common ownership considerably more risky than condominium ownership, even where the TIC owners have separate financing.
