I am the first to catch word of retiring landlord with 150 dirt cheap off market properties in a small town close to me.  I'm talking (2) $60K duplexes, and one $125K fourplex all above 2.2% rent to price in fair/good...

Balloons coming due with higher interest rates, China market, China production, Manufacturing production moving back to the US, Worker shortages, Workert pay hikes, Ukraine/Russia food and fertilizer misses, Oil prices increasing due to the OPEC Q1 production curtailments in place, Houthi issues, Panama Canal Water issues, Illegal immigration impact (buy one of those office buildings and rent for $10mm per year for Illegal housing, take advantage) social benefits required, Climate change believe it or not- Buy or sell into that thought process,  US politics, Baby boomers leaving workforce and needing more benefits, Baby Boomers moving from Stocks to Bonds,  etc.I agree things will get worse, but that means more investing opportunities. 

The issue on the price point of houses will remain affordability so it'll come down due to unemployment and be spurred by rate decreases & incentive packages.

Just had someone screw us that signed up to our Diamond Package and took advantage of us turning the property and leasing. $200 monthly flat fee and they walked away after we did the work and after 1 month.

If you do it suddenly becomes an ESA or in the case of a rabbit, the tenant is just growing their own food. 

Mold needs two things to grow: moisture and food.

If you really have a passion for this, you may want to follow and/or try to talk to developers in this food group, such as H5 Data Centers, PointeOne Development Corp, EdgeCore Internet Real Estate, Compass Datacenters, et al.

Visible dirt/dust on almost every surface, trash (including Q-tips) left on bathroom floor, toilet not cleaned, food splatter around kitchen, smudges on walls, windows and mirrors, list goes on... 

Ask yourself if you would buy those 5 properties as a portfolio package to hold.
