The overhead and retail pricing that the big outfits you find on a google search will absolutely crush your bottom line over time.  

Many are great outfits with experienced investors.Creative deals is a knowledge/education based deal. 

Apparently they are a rent to own outfit.

Call around a bunch of smaller outfits and see what the cost is.

This might give you a smaller outfit that does good work but isn't booked out for 6 months like the big shops.Oh, and if you are going to buy and house hack again in Denver and you like the idea of having a legal Airbnb, consider Littleton, Arvada or Wheat Ridge, all three of which allow non-owner occupied STRs, so you could do Airbnb on it when you move out.

Might kick the tires on those outfits and see if anything comes together.

You will want one that does commercial work not a residential outfit.

Get a job at a local remodeling outfit work and learn.

That money is the cost of locking in the option to buy.You "could" give them some credit for paying over market rents, but most landlords do not.Many commercial outfits also add an annual maintenance charge to the final purchase price.

But you should easily be able to identify fees from 2 or 3 different title outfits to see if it is common what they are charging.
