They have a multiplier to get to the extra bedrooms since the rates they give only go up to 4 bedrooms. so if the rent multiplier from a 4 bed to a 7 bedroom is set at 1.5 then you would be around 5,000/month.

I think that will take some convincing on the appraisal to reach 75%.From searching, it looks like the appraisal weighs heavy on comps and money put into the property, less on the rent multiplier and cap rate comps?

I would also us the current rents and do a gross monthly rent multiplier based on other 2 family comps, and see what you get.
