If you don't want to reinvest in real estate after selling, or if you want to be able to take your time looking for replacement property, then you may consider using a Monetized Installment Sale.

Also, legal question, we want to quickly convert cabins to cooperative ownership with land lease, and promote buy in where we manage and rent out the seasonal units, run the motel and restaurant to quickly monetize the property.  

There is no advantage to paying off the mortgage if you want the monet to invest.

For $100k you could buy around 5 properties which produce $200/mo net cash flow each!
