I see a lot where newbies are asking for help but as newbies, it feels like they are missing a lot details.

So I possibly missed out on deals because I couldn't get the appointment.

There is usually a missed opportunity in most markets delivering housing products that are needed but not readily available and the Zillow data most rely upon does not tell this story.Get to know the members of a community, their needs, what steers them away from the housing that's currently available.

I had been with them for 18 years and paid off mortgages, never missed a payment, never had a problem, etc.

What are some pros that I can highlight from the seller’s perspective.Here are a few that I’ve come up with:1) monthly income at a higher interest rate;2) avoiding a larger tax bill by reducing the purchase price (on paper);3) a promissory note that they could potentially sell down the road.Any other major ones I am missing?
