I knew that we were going to have a lot of back and forth, and that there would likely be a problem at some point that we would need to solve together.I needed to have confidence that whoever I signed an LOI with wasn’t going to back out at the last minute for a silly reason.

Great reason for not pulling deductions forward.I have been retired from a W2 job for some time and my income is at an all time high and will just keep going up with more RE investments. 

Have a small investment: about $75k, available to leverage--- not sure where to start but most likely need to go into partnership with someone somehow-for many reasons. 

Insurance for 1-4 families is reasonable.

Obviously you need something within reason (if not exact numbers) to plug in and figure out if a deal pencils or not.

Because of the frustration, when asked to purchase the large lot in front of their house which leads to the main road, they turned it down.

My goals are to start building an investment portfolio of professionally managed (I could tell you all the reasons I will not do it myself) multi-family properties and, in time, develop a property in the Northwoods (Wisconsin/UP).

The ONLY reasonable deals are:Appliances when purchased if you have a retailer that offers unlimited repairs/replacement for 5 years for 10% of price.

Ease of working with owner = easier for you to cohost --- some owners micromanage and 2-3x the amount of work for you for no reason.

The term "reasonable" is going to be redefined.
