With other mobile homes when it comes time to sell and if I need the cash then I give a low price so that I can sell for cash.

The downside is you would inherit their very low basis.

What kind of cost per square foot are you seeing in Boise to build multi-family / townhomes?

Between lost (or forgotten) coin and government buying, I'd say the total float is too low to ever make BC a widespread 'currency'.

It won’t cost you anything and will have “someone in your corner” to work with a buyers agent.

The land is on two tax lots so my plan is to sell the extra lot immediately after closing for a projected $275K.The property on the other lot will be a fix and flip with projected costs of $240K and an ARV of $750K.I plan to use a PML of 2 points and 12% APY for 70% of the total cost.

If you treat this like a hobby, it will eventually cost you a lot more than you want to pay.

Consider this the cost of your education.
