Can you increase the rents, change the usage, or add another income stream from the property?

They pay for usage of your land or rooftop on a monthly basis and sometimes they sublet to other carriers.

To me, numbers are numbers and cap rates of 5% anywhere in the country won't cash flow (excluding buying the cash flow with large down payments of course, which reduces your COC and leverage usage.)

Our landlord pays a portion of the utilities, we've viewed the bills and the usage has been cut in half since we've moved in.

I personally love the Android market and have found great usage in Google Voice because it's interconnected with a service I already use for email.We can name products once purported to increase efficiency; automobile, computer, microwave.

However, when the unit is vacant, and there is no water usage attributed to the rental unit, then you can only take half of the "base" charge as a rental expense.

Bills are normally $20-30/mo so this is almost 10 times normal usage and nobody was even in the house most of that time.
