The owner of record -- the one shown as the grantee in the current deed recorded among the land records -- will need to execute the deed transferring the property.So let's say you acquired the property in the name of LLC1 (the owner of record) and subsequently ownership of this particular property/membership interests representing it was transferred to a subsidiary LLC2.LLC1 will be signing the deed.

As a complete newbie, do I need a pro membership?

I'm hoping by joining the BP community I can continue to learn and find opportunities to help grow a portfolio and over time pass on my experiences to the membership as well.Glad to be here!!

(personally, I encourage the AirBNB model, I loathe VRBO's fee structure)  This seems to be the easiest thing to enforce from my POV, unless your model is people pay for their individual membership and are permitted to list as many VRs as they like.

I listened to Scott Trench's "Set For Life" for free using a trial membership of audiable.I bought Brandon Turner's books on real estate investing. 

I figured that getting my license and working in an agency with successful sales people will give me a wealth of knowledge as well as earn the opportunity to get income through my sales skills (spent time as a financial advisor for Prudential Financial, I also had stints in sales with AFLAC).If you can, I would love some awesome feedback on everything from: *What I need to know about working with a brokerage firm (membership dues, office politics, commission splits, location, size, etc)*How I should start investigating my market,*What kind of time and money I should be prepared to invest to get results in real estate sales,*Tips on getting into the commercial sector,And anything in between!

I've toyed with Realquest Express and have considered a paying membership, but haven't jumped into foreclosures yet as I'm still fairly new. 

What I found is that unless you have ~2k-2.5k to get the real estate license (after all fees, membership, classes, etc...), or you have enough cash to buy the property outright and then sell to someone else at a greater price, it can't be done here.
