I manage a golf course in Papillion, Papio Greens.

I can't predict national markets; so, I invest to force appreciation and generate cash flow...and invest in properties and locations that are less susceptible to negative market swings.

Selling price of $100-150k is a BIG swing it seems like.

VRBO/Airbnb vacation rentals are also extremely popular in all parts of Scottsdale (to cater to Spring Training, Golf, auto shows, horse shows, etc). 

You could also do an FHA 203K- although you would have a higher monthly payment due to the PMI.Depending on where you're moving to and how much entitlement you have left, you might be able to swing another VA purchase without any refinancing.  

I know there are many creative ways to get funding so I am turning to experienced investors on BiggerPockets to see if there is a way we could swing this, or if this property is too big of a leap to start as a beginner without a large down payment.

The only variable is the mortgage and a $10k swing in either direction doesn't seem to move the numbers much.

U may get one or two deals to swing your way but soon no one would trust you and eventually the offers could become non existent and then you are not representing sellers because all they are getting is your low ball offers.

Once we close the sledge hammer starts swinging.
