Gently remind the tenants that (assumed true) the home has no existing damage from pets (chew, scratch marks,  soiled carpets/interior finishes, damaged landscaping, etc)  and such damage will not be considered normal wear.   

@Lauren Kormylo to clarify, that’s the difference in getting at: options that don’t smell like strong our pervasive air fresheners, but do provide a gentle scent in entry.

Be gentle!

Parts are ridiculously expensive and good repair technicians are hard to find.If you have multiple properties and some storage room, I recommend keeping your eye out for gently used appliances at deep discounts.

I shared in not-so-gentle terms how I had been pitched HARD by one of their agents. 

With its gently rolling yard and mid century charm this home is truly unique.

As a rehab manager myself I will say that your contractor is smart, he is trying to gently assert that its "HIS" project once you signed the agreement. 

You can get gently used appliances if the current ones do not work.Talk to him about you moving in and getting a roommate and see what he thinks.
