The last time I did an insurance MTR it involved my work truck, an alternating current generator, 150 feet of extension cord, a sawzall, an appliance dolly, my 14 foot trailer, a house with fire damage and a $3000 Samsung French door fridge.Don't expect to make any money without doing any work.

I think if you can find a $300k house that's a 3x2 that needs a little bit of work and you can have some small equity built up day 1 that might work.I would look in the Apopka, Forest City, Longwood, Casselberry, and Winter Springs areas and try to find a house for around $300k, the rent should be $1700-$2,200 and that might cash flow you a little bit.

Hi all, For a rental home, tenant says bathroom floor keep getting wet, even though it is small amount. at first, they thought they dropped some water. after wiping water, however, it keep coming back and now they think there is some water leak. my plumber went to check and found no issue with bath sink. he thinks it must be shower leak. the shower was redone last year by a contractor, who i ended up firing since he did not show up to work later. anyway, i hired water damage restoration (Servpro) company to check how much damage there is now. unfortunately, based on my research, it is very hard to find source of shower leak. i am thinking of rebuilding shower. i hired a kitchen remodel contractor and he gave me two options; either fix shower pan only, or (optionally) rebuild shower as well.

As for Portland its downtown while business wise has been really hurt.. and its started with theBLM riots ( or should i say peaceful protest) that and those nice Antifa folks fire bombing things destroyed many many business's the inner city real estate is nothing like back east. but they have got to get a handle on the homeless..
