It's important to address her fears and hesitations, which often include things like getting phone calls in the middle of the night from tenants, having all of your spare time taken up, what happens if a house burns down, etc. etc. etc.

For anyone on here who is a local investor, what are some highlights I can incorporate to be more persuasive and help prospective investors to overcome their "fear" of investing in Detroit? 

Based on your comments or fears about tenants one of the options that you should eliminate is renting then self managing. 

John Burns, who is one of the most reputable sources for real estate data has a daily fear and greed index (love the name)Here are a few things that stuck out to me and I agree as we are seeing this ourselves:1.

Dont allow yourself to get pulled into dodgy deals just because you fear missing out. stay focuses and you WILL succeed.  

I have heard of out-of-state CPAs not being familiar with these rules and assuming that California, just like their home state, does not impose a filing requirement on single-member LLCs, and their client missed the filing, and the FTB came after them with fines and penalties for failing to file.This being said, if the out-of-state CPA is knowledgeable about California tax rules, then there's no reason to fear unless you actually want to meet your CPA in person.  

My fear is that San Diego is not finished limiting/restricting STRs.  

Imposter Syndrom is something everyone faces and when you add money or a big deal to the equation, it can feel a lot stronger.Something I had to learn is that those feelings of anxiety or fear isn’t a bad thing, its the hard **** you need to do to grow.

I am not endorsing him but for thirty bucks and a quick read do that before you shell out tens of thousands for an asset protection advisor or some other fear based sales pitch.  

Not very kosher and probably against escrow rules, but certainly stupid.All that because they fear Due on Sale and scrutiny.
