Probably not a lot of advantage to small MF vs single family so I would stay open to both. 

Hi @Rosendo Romero, my family and I own investment properties in palm beach county and we also own and operate a property management company.

It will be an STR with no personal use  Background: high income W2 job, no primary home (ADU on family's land property, happy twith this) so can't get umbrella policy with most insurers as they want auto and homeowners for primary home before offering umbrella  Quotes from foremost and proper.

I think their logic was that a family with 12 people (parents and 10 boy children) would have difficulty finding a suitable house with say 6 bedrooms.In addition to the Federal guideline, some local ordinances address occupants both tenants and owners. 

I ended up hiring two lawyers who agree that is unacceptable and yet $2,500 later I'm still at ground zero with them not willing to provide documents or the latest is them asking me for $500 for "copies" - also who knows what the documents would entail after they hired some family lawyer, which was likely paid out of the HOA dues.

Insurance liability, I personally know 2 families that lost their children in home pools.

Thanks Andrew definitely a few things to consider except that I cant move in with any family members as my wife would kill me hahaha  Yeah, thus the "if you are single" qualifier.

Talk about some happy families.

I know we can get 25-30% in single-family homes with a little luck.
