Keep in mind that you'll need to qualify full doc (DTI, employment history and income will all come into play) and the property typically needs to be titled to yur personal name, not an entity.

The process to purchase is still a slow process with a local title company.

Of course in the JV deals I do where we  come into title I pay tax at the state level if there is tax. 

They send money to title company at closing.

.* lis pendens is not just a note but a recorded cloud on title that there is pending litigation.

As far as title companies go, I would recommend Foundation Title & Escrow.
