Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

First red flag, the PM brought up a small "safety hazard" repair.

For me, the OP brought up some very valid points.

I brought over some lubricant, sprayed it on, and the key came out.

An agent brought a property that would pay for itself and had the potential to increase rents and make non major improvements to increase rents.

I was brought an 8 unit property in one of the nicer neighborhoods in Chattanooga, TN.

 I’m not sure why @Liz Wang brought a 5 year old thread back to life but I personally cringe almost every time I see this topic discussed on BP.
