Sometimes if that is an approval verse a bank account showing $500K for example, the agent on the list side may need a little education on what you are looking to do, I always have the lender call the agent in this situation to get them on board to get the listing agent more on board. 

Your kids are young and you are at the start of a long journey. 

Well, they are taking in 5 Foster kids. 

I have lost a lot of sleep over it, and am actually about to board a plane to head to Maui to stay in the unit for a few days.

What they bought was a liability....maybe paying taxes, maybe paying HOA/POA dues, then dividing it between 10 kids when they die, so now really worth nothing, but a headache.#2. 

The wife and kids would prefer to stay. :)   I'll likely do the HELOC and not worry about the extra taxes on gains over $500k when I finally do sell someday. 

They don't really care so much about facts, reality, what's good or bad, they just want a giant damn snickers to cram in there pie-hole, and to feel guilt free when there doing it.Now before ya-shake your fist in the air over the collective stupidity/insanity of it all keep in mind, these are the same kids that we all decided to raise where nobody got 1st, 2nd or 3rd place anymore, no-no-no, we said that would hurt feelings so we decided regardless of actions EVERYONE got a medal, the exact same medal.
