I am almost done with the rehab and I am considering a few options.The comps on the property have been around 190k but I feel this property isn’t quite as good as the comps I could find so I’m running with the assumption of getting about 175k.1.

Nj is very cash demanding unfortunately and my thought process is to try and find an assumption mortgage to lock in at a low intrest rate and finance the equity the seller is looking for to move.

My assumption was a new investor to the net lease space wouldn't be jumping in to a grocery anchored center but you're absolutely right, you can spin down the tubes real quick if all of a sudden your anchor leaves and several of the tenants have the right to reduce rent or terminate the lease completely.
