I like the idea of the syndication, because I'm trying to find that team already assembled and ready to have money thrown at them and able to make sure it gets thrown back.

However; with it being built and assembled on the lot, I'm sure it will probably still be considered manufactured housing, which by the way is a cost efficient way to build and in many instances more energy efficient. 

This summer, officials decided to market the property to multiple auto companies and assembled a marketing package, apprising manufacturers and suppliers of all the assets of the Megasite.

I would love to learn more about the steps you took and decisions you had to make in assembling your team.

Account ClosedWhen you say manufactured housing do you mean mobile homes and mini-homes or any modular building which is assembled, but not entirely "manufactured" on site?

Look at the flips as a continuous source of cash to buy your holds...the flips become your own personal bank....and assembly line of cash to buy holds at the end, again and again.

When I speak of prefab, I am not referring to conventional "trailer" homes, but rather the generally more architecturally interesting and (usually) quite configurable designs that are assembled on-site.

I totally understand the burning desire you have to assemble a portfolio and make your mark.  

I think the point is being missed...it's not that a Spreadsheet is bad in an of itself, it's the fact that many people don't understand the inputs, results and the whys behind it for the most part, You can make a spreadsheet read whatever you want to directly or indirectly.I'd be much more attuned to those like @Triston Murray who understood or figured out the whys and whats and then assembled a spreadsheet to help him quantify his analysis vs using a pre-formatted fancy spreadsheet and know nothing about the whys or whats.
