@Sadie Bynum In Colorado many years ago before my time the seller/listing agent actually had to measure and was responsible for the accuracy.

However, the age and thus accuracy of these records offered by third parties online should always be questioned since their data is copied from the source.Finally, there is another type of lien record which is not available at the county courthouse nor is it available online! 

Hello,The current listing service I am using is about to double their rates for their monthly pre-foreclosure listings and I have not been happy with the quality or accuracy of their bankruptcy lists lately either.

For disclosure states , they work great , within +/-3% accuracy .

One can not time the markets with any pinpoint accuracy, but one can be constantly aware of what is going on in a micro and a macro perspective and using some common sense as to where things might lead and how to position yourself to take advantage of that.
