To add to @Twana Rasoul point, San Diego has become super competitive , definitely a lot of sharks in the water, since there is a shortage in inventory but tons of prospect buyers.

Without razor sharp local knowledge, I'd be concerned you'd eat the capital gains or settle for a sub par asset if you're going the 1031 route. 10 cap properties are out there though possibly in less desirable peripheral markets, and likely requiring you/ a carefully chosen team to be local for some time to stabilize and put management in place.

Bottom line, if you want to get involved in Hudson County (more specifically Union City as this is where i have studied the most) you deff can by either getting other investors involved for a multi-family to be competitive against all the sharks or just simply buy a single family apt/home.

HOWEVER, at a certain point as I was talking to a commercial broker, they made it very clear that you are going to being negotiating with people that do this for dozens, hundreds or even thousands of locations..they are pros, like above someone mentioned swimming with sharks, as multifamily LL I would usually be the smartest or most experienced(the shark) between me and most of my tenants, but, I shouldn't delude myself by thinking that dynamic would stay the same in commercial...I would now be the small fish swimming among packs of big sharks.
