I agree with Michael Baum: read all the suggestions here: great info.The general theme is, whether it's your cleaner, your handyman or a responsible neighbor, you need willing and able "boots on the ground", eyes on the property and someone local with both common sense and authority to act on your behalf and/or your instructions.My 2 cents,Mike

I have many years of construction experience and have also done a fix and flip, in addition to ground up construction, as well as 10 years of entrepreneurial experience running a paddle board rental company, and advancing science through developing theoretical methods for efficient large scale simulations...I guess my problem is I can't seem to figure out how to find the money to do more projects, which is why I've been trying to sell my house.

People sometimes think they should hide as a landlord so no one knows, but that's not wise because it's so easy to figure out and then you become a lying neighbor/landlord.As others have said, just set ground rules for contact and how, use an online portal, and be responsive.

wink wink, if its in a grocery anchored center retail medicine would be a great alternate use.and I assume you are looking at a free standing single tenant building, especially if its a QSR....just very surprised there isn't some kind of a ground lease at play here, given the situation.
