All of my SF deals have  been with boomer+ landlords that have been self-managing for decades.I look for tired plexes like 70's builds that  need paint and window coverings with smokers and pit bulls as tenants and crude for rent signs.  

Most recently there was a 4 plex on the mls at 2219 E Portland st.

Background info: A tornado came through about a year ago and tore up the carports for a rental property of mine in Iowa (I own one unit in the 12-plex).While the carports have been rebuilt, the HOA's building insurance is coming up for annual renewal with a VERY steep price tag.

All the things you can't see will come back to kill you in a 1912 12-plex if you aren't a seasoned apartment investor.

I just purchased a 4-plex for 550,000$ cash flow after all expenses is 700$/month.

I'd like to purchase a 2, 3, or 4-plex and live in one of the units and rent out the others as my best way to get into this crazy bay area market.

I'm seeing a lot of units at Palms Casino Resort, and I'm not sure why so many of them are for sale right now (4321 W Flamingo Rd).
