For example in the Reno, NV area there a small MF opportunities and there was also a large MF project that just came online that temporarily lowered rents.

If you like the Arkansas market you are in and there are appreciation and cash flow opportunities, you should focus on getting another there to make management easier because that price point is likely better than in Maine.
