Over the last month I became a victim of a clever scam while out shopping.

Turnkey is usually overpriced, a lot of times a total scam, and you can do way better with little effort very easily. 

Attention all property managers, owners, and agents, investers, wholesalers..

There is a couple by the name of Jeremiah Godfrey Sr. and Rhanay Smyth Godfrey that are posing as "Pastor & First Lady" of a non-exis...

My concern is getting scammed in some way by a "local investment group".The guy I'm talking with now does sound legit, so I'm not too concerened, but you never know.

Didn't look like a great investment, but didn't look like a complete scam, either.

Rich dad (Kiyosaki) is total scam artist IMHO.

When a scammer comes on here trying to scam newbies out of their money, that will be exposed (as in Josh's recent warning about scammers).NC Mark made an excellent post and I would like to add to that by saying that anyone that whines (or quits) because it is pointed out that they're a wannabe or a newbie (when they are a wannabe or newbie) ISN'T GOING TO MAKE IT IN THIS OR ANY OTHER BUSINESS and they saved a bunch of time and money by quitting now.

I ran survelliance and investigated insurance scams and fraud cases.

This is one way bad landlords scam people who are poor and desperate.

I got all this info from my JV partner and one conversation with his office assistant.Also, I am pretty sure he is not licensed which is a major problem since I can't pass inspection from the city unless he is licensed and pulls permits.I feel like I am getting scammed from all ends here and would love to hear some advice on how to protect myself at this point.IMO he has received more money than work completed (at inflated pricing).
