There is nothing wrong with your plan. 10 years ago, I inadvertly did it as I bought a home lost my job and move away within 4 months.

Ideally, I added enough value during the rehab for the refinance to replenish my capital enough to start looking for a BRRRR opportunity straight away. 

I've had several opportunities to tell others that just because you put a clause in the lease doesn't make it legal/enforceable/binding...the most egregious I see if the "tenant is responsible for all repairs".

I would suggest that you talk to a professional so 1) your financial information is accurate  and lead to good decisions 2) you don't miss out on any tax saving opportunity
