That means some will be taxed at Zero percent and some will be taxed at 15%  He could do a 1031 exchange into another investment however, that would have to be entered into before the property is sold.The seller is taxed on  Sales price - closing costs - basis = taxable income.That taxable income will increase their income possibly causing some of the profit to fall into a taxable capital gain bracket.If I had numbers I could give you a better example.

Hello BP, i wanted to know how to convenient the bank/lender to allow me to do a wrap around mortgage with the seller who is entering the pre-foreclosure stage or maybe just tried of paying the installment but cannot sell for various reason, and for me to find a buyer to earn profit from the difference interest rate?

Only $6000 are actual hoa fees but they took it to a lawyer added late charges AND just the other day did a hoa (not sure if it is a judiciary or non-judiciary) foreclosure and entered it and "turned" the unit (which consisted of carpet cleaning and some blinds!)

that my front door will be knocked off of the hinges by the PD and once they have made sure its safe for the inspectors to enter, they'll come in and take whatever action is necessary to ensure the safety of both myself and my neighbors, as well as the fire fighters who'd have to risk their lives due to my own idiocy.
