We like to start with wholesaling and we know having the right guidance will make things smoother. 

Commercial loans are also a far different animal than a convention loans, aren't really resold in the same way, are often carried/held by the bank, so requirements for their loan committees can differ.  

That was the early nineties.Nobody had ever heard of Papa John's.They had to go in the area in the parking lot and hand out free pizza with coupons for the next month or two.Commercial tenants you won't get the call that the toilet is stopped up at night,etc.Different animal.

Dead animals smell pretty rank in the beginning, but rat and mice nests have all kind of organic matter that take a long time to break down.

Service animals are not pets and if you refuse to rent to a potential tenant based on their disability and their service animal you are opening yourself up to substantial liability.  

Please also note that NO animals including birds are allowed.

I'm sure if there's is a deal #2 in this area it will go much smoother now that I have a small network started. 

The goal here is to eliminate assumptions & questions from a banker by answering them ahead of time with a summary of what you want to do with they money THEY ARE GIVING YOU.If however you are going after equity investors, this is at times a different animal.
