I always toyed with the idea of flat out saying, I will cover $1000 worth of elec for the year, $600 in gas, $450 for water, as that is the most fair to everyone involved, but I don't think tenants would care to keep track of it all despite me keeping spreadsheets with what has been and needs to be paid, as well as copies of all bills in Google Drive that are shared with them.

I did a bit of research on home warranty, and here is what I found:(1) Cost: If you look at the monthly price vs. the value you get, you (most likely) end up losing money in the long haul.(2) New purchase: Interestingly enough, when a "for sale property"offers 1st year of home warranty for free, it gets a higher price (more than the cost of the home warranty).

You will pay more for units in these markets/neighborhoods but in my experience, boy is it ever worth it in the long haul.

Our say on that topic is that the tax is not so onerous as to justify squeezing into a Solo 401(k) if you do not truly qualify today and for the long haul.
