I've always wondered to the BRRR strategy can turn a worthwhile profit. 

But I did attend Anthony Chara's multifamily class and signed up for his mentor program and it has been very worthwhile.  

probably worth a call to some of the local firms but taking the classes alone, even without getting your RE license is worthwhile IMHO.

Is it worth the wait to make myself a more attractive loan option, or would the wait not be worthwhile?

I call the warranty and they make all the arrangements to fix it and I pay some fee like $60-75.....I haven't run into the "well we don't cover that"....at least not yet....... the ease of using it has made it worthwhile for us and I'm pretty sure we haven't lost $$, at least not much vs not having one...

@Leona N. if you're sacrificing cashflow, but will be living w/o mortgage/rent expenses, well that makes it worthwhile.

Those sound interesting, I just will need to be humble and remind myself that I am making an investment for the future and if I can find a good deal on a plex of some sorts, its a worthwhile sacrifice for not having a garage (as most do not have garages in my area).

You also need to identify your cashflow requirements to make it worthwhile to you, run the numbers in one of the BP spreadsheets, then see if the positive cashflow gets you a good ROI financed or unfinanced depending on your long-term goals for leverage.
