I am looking to purchase a four family and would like to enter into a land contract.

Your lease should already have right to enter terms (24 hour notice, etc.), so technically you can show the unit while the tenant is there. 

As a Mortgagee you have limited rights to enter the property.  

All tenant files and unit keys are kept in a secure area, locked.We enter financial data from bank statements/check carbons, credit cards statements and mortgage statements into Quicken and print out financial reports for our tax professional as needed.
