If your lease agreement has a clause about not being a noise disturbance I would give the tenant a written warning and have the next door neighbor call animal control to file a complaint.

Commercial and residential are really different animals, IMHO putting SFH's into LLC's is a royal pain when a simple insurance policy will protect you as well.
