Selling these types of properties can be pretty difficult if you ever wanted out.Having said all that, there are good deals in decent areas of South Bend or Mishawaka or possibly other areas in the Midwest that you can pick up for $30K - $40K and put $10K - $20K into and have a sweet buy and hold rental for $40K to $60K "all in" with decent double digit returns.It is also possible to get some good deals in decent areas for less money "all in" that may be in some type of distress or little to no distress.The key is having precise local market knowledge so that you buy in the right areas.

I know...there's a disconnect here between the broker and the lender and the reason is their individual objectives....to sell versus to mitigate risk.In the end, if this is a big value add due to mismanagement and high vacancy, you will not need a lot of precision with the deal calculator.
