Anyone believing a word of it is doing it on their own misguided feelings and might want a doctor to remove their brains.That being said you have a few options (IMO)1) Pay them the full commission split (I wouldn't)2) Wait (do nothing) and see how strong it is to take to trial.

You could read 100 books and still not know enough because certain things must be learned through trial and error.

Investing out of state can pose challenges such as unfamiliarity with local markets, potential difficulty in property management, and variations in regulations.

We all provide the same services with slight variations.

AirDNA is using historical data - and yes revenue has gone down but any source that is projecting 2024 at lower revenue is just an educated guess (even if they may be spot on) Multiple sources - and a little trial and error :) 

Just completed through the 15 day trial of Buildium and I am not impressed, mainly due to customer service.

Perhaps look into a trial lease.
