I recommend you grow with them instead of investing in a huge fund, where you are a small fish.

You just need to find a property manager who is willing to negotiate their management terms - might have to go to a smaller operation where your portfolio would make you the big fish.

Get some bids, they can fish the romax through the existing holes, change the boxes and outlets easily, you'll have a problem with brick or stone.

It can also be a bit difficult at times feeling like a little fish in a big pond.I have some experience investing in delinquent debt, and am now looking to acquire a few buy and hold properties, as well as do a few fix and flips.

Spend time talking to interested applicants and fish for information such as,  "why are you leaving your old place?" 

I've decided to take the leap from my small fish bowl in Duluth Mn and dive into the giant aquarium of Bigger Pockets.

'Hey, the weather is so awesome - I'm going to go fishing today." or "I had a big party last night and can't come in until noon" etc.
