I do feel like anyone serious enough will just take the two minutes to answer the seven questions, which basically just establish if they meet the minimum requirements (3x the income, Credit Score, No Pets/Smoking, etc). 

I'm curious what more experienced investors will leave to finish repairing after they list the property, but before they start to show it (or lease it).I start the marketing about two weeks prior to completion, with an advertised availability date of one week after completion.

I have two dogs, but I have always been a wandering spirit.

Two of the workers quit mid job and I had to jump in and help finish while this mom is telling us her brother would be here any minute to shoot us.

I would call those contractors and ask the same thing about this property as you did those other two guys.
