If you budget the negative cash flow over the course of the hold period and have reserves set aside to fill the gap, there is no problem (assuming your investment meets your target appreciation rates - I understand there is no guarantee there).

What we do to make up for it is create a private bedroom listing to hit a different target audience to fill in some of those vacancies.

Taking the earlier example, if you want to cashflow $120k a year, one way you could break it down is by setting a monthly target of acquiring one asset a month that cashflows $10,000.

That was kind of my target at one point too (but that was before I found this new job).
