Of course with some education you can do a lot better than that.Agreed with the 3% number being suspicious or tough to calculate....But at a minimum, i'm sure it's at least the 80/20 rule.

The seller on the other hand was balking at the idea of using lease assignment agreements because it's "a lot of paperwork", while I'm thinking that creating all new leases would be far more "paperwork" than lease assignment agreements.I'm not sure what to do at this point, I have no reason whatsoever to believe that the tenants, private or corporate, or the seller have any sign of being suspicious.

Find out what type people are going in and out of the house, stay on the street and see if you see anything suspicious, drive a few blocks around the house you're interested in so you get a feel for the area.

Interesting question...I was just chatting with a friend, he's very successful in real estate for over a decade, he has very strict requirements to live in his properties since he didn't want to get the type of people that would wreck up the place, not pay rent, smoke, make noise etc.so he was asking me, what I think about a dancer, is it the type of job that you should be suspicious about such people not being so upper class etc.?

I understand people hit rough patches but I am very suspicious and have a feeling this is just the tip of the iceberg.
