Already talked to the Warren County office and they said it's a 3 month process to get STRs approved but in general the process seems to be pretty straight forward if you aren't in a HOA or in town.I have a property in the area that is a smaller 2bed/1bath that does really well and I feel very comfotable with the 3 bed numbers, but once we get to the higher range properties 3-4 bedrooms and properties that I would consider to be luxury stays for large groups, I am finding it hard to make the numbers reallyyyy make sense at a $300 ADR.

If you are buying for appreciation, you are buying at a time where we just hit record high median sales price in April (slight decrease into May.)Now, all this talk of Orlando "cooling" is only looking at the increasing inventory, which is still below 6 months... prices increased four straight months to start the year before a 0.9% decrease April to May.

It's more straight forward to replace faucets, sinks, light fixtures, etc, all of which can typically be done without a permit.Only homeowners working on their own owner-occupied home are excepted from the requirement that a permit be pulled by a licensed builder - but even then the homeowner *does* have to pull the required permit.
