That company, hopefully, manages a lot of similar properties to the one you are investing in.2) I can't speak to this GPs vetting process, but it is 100% the GPs responsibility.  

We have created work instructions for every step of the process so we can maintain consistency in how we evaluate properties, communicate with tenants, market our properties, handle rent increases, manage property turnover, etc..... 

Hearing it from someone else solidifies my thought process in analyzing the market.
