We use specific NNN lenders that if the tenant is national credit with long term lease then almost nobody can beat their terms ( 30% down, 30 year amortization, fixed for 10 years in the 3's for rate, no pre-payment penalty.)

@Jill Young I may have a product that can work for you depending on the property specifics. 

If you are going to offer cash for keys, put it in writing with specific expectations, and include a penalty if she fails.

Did USAA give you a specific list of renovations they want done?

Not specific to PPR but with any fund you have to ask two questions:1.

Have you taken the time to search AirBNB and VRBO in those specific areas to see how many STRs are operating?

As always, I think I know the answer, but thought I'd share specifics of my situation.  

The splitting and selling of an ADU is strictly prohibited and the wording of ADU laws are setup specifically to make sure this does not happen.

I work with our project manager to get the property fixed up according to the specific property which may be fixing it a lot or a little.
