I’m always thinking about how something will photograph so my other advice is to make sure the photos are top quality because that’s all someone has to go off when booking. 

I don't want to keep putting money into repairs on something that will never generate a return.

I would check and see how many 1 bed and 2 bed options there are and what they are priced at because most folks will prefer the full place to themselves so rooming 2 people together could make getting bookings a bit more difficult (not always the case but something to consider)

I will say you do enough underwriting and something will eventually get missed (my last rehab was my first to go way over budget due to various reasons so I am not perfect).  

If you do get something that would be fantastic but I would go about planning that the funds are not coming back.

.- Hold for a bit and 1031 into something else but am fairly confident there is not much appreciation to come on this property.

I'm open to deals that need rehab but I'd rather find something that's up and running and that may only need minor fixes or rent increases.Do you have any property like what I'm looking for?

Like many others I was stuck in the "paralysis by analysis" phase but made it a goal to actually do something by end of Q2 2025...I'm several months ahead of that deadline!

Also, something the state though is looking to make a law on now though.
