This way you can act accordingly and in a timely manner rather than stressing and scrambling when a problem arises.

Even in a state that you can foreclose on quickly you may get a property back with lots of damage and they may have totally destroyed the details that make the home special.Or you could get it back with hideous finishes, a scrambled floor plan and a structurally unsound shell. 

You have just tied up someones property for  x number of days while you scramble around trying to find a buyer while they are being foreclosed upon.

My take on it all was LLCs don't really protect you liability wise, anyway, if you are sole owner or owner with spouse, banks don't lend to new LLCs, at least not without your personal liability attached, and are usually worse terms and higher rates than conventional investor loans, and while loans rarely seem to get called in real life, it is a possibility and some have talked about it happening to them where they had to scramble to find an investor loan.

I'd rather have a little too much money set aside than be scrambling if things suddenly happen all at once.Where does your uncle get the money to turn over the unit?
