We all seek wealth for different reasons and no one on this post grew up in the middle of the Great Depression, so passing finding flaws in someone who accumulated a net worth an order of magnitude above their peers may not prove too fruitful.

You're taking raw materials (a crummy property, building materials) and labor and producing a produce - a nice house. 

Hello Dennis Williams I think the previous posts about having high efficiency appliances and storage are huge value adds for a multifamily unit.I think partnering with local businesses to showcase a sense of community could be an interesting way to leverage the common areas, such as fruit markets, coffee tastings, or other communal activities.

So, while stationed in Okinawa in 2003, I thought that purchasing a raw piece of land in southern Oregon (Why Oregon?

I can't speak for others but I'm after the low hanging fruit that's ripe for the picking.

@Mike G....if you went to the bootcamp and you follow that model...you know this is a bad buy.....unless this is in california or somewhere where the land is easily worth more than what your paying...but im not a speculator or in the raw land business....so my advice is very limited.Advice....i would throw this deal in the trash and keep looking for other parks....keep them in your Rolodex of follows up's...but follow up in like 6 months and if they still haven't sold it to someone and haven't come down to real world prices..then just call them back in another 6 months.  

Also, simply looking at raw numbers only tells part of the story.
