What we do require is a signed pet agreement that has minimal rules(pick up the crap, flea & tick prevention, etc) and we require that they send a copy of current vaccination records and a picture of the dog(s).

This can hurt you financially, and it can hurt more than tax savings.I'm all for tax planning, I do it for a living, but don't lose the bigger picture while focusing on taxes.

We also sell some of the duplex as 1/2...so sometimes it is listed as duplex, the pictures make it look like duplex, but really it is 1/2.Another strategy might be to buy 1 with 5% down, live in it a year, then move to the next one as a primary and use 5% down and repeat as long as you can...and of course if the numbers work. 

If insurance won't handle it, then I recommend you document it heavily with pictures, dates, etc.
