I just moved here (Manhattan), so logically, I'd like to use my skills to find off-market deals...And if I were in almost any other market...I'd go after single family houses (wholesale, wholetail, take-over sub2, seller finance, etc  -- I used to go on appointments with a "We Buy Houses" Franchisee back in the day)...

Not the 5 boroughs (queens, Bronx , Brooklyn , StAten Island and Manhattan , )) looking for upstate property which area would you suggest in Upstate ?

Many of these communities are considered affluent, this is where growth and new construction is happening.For a lack of a better comparison: NY is bigger than just Manhattan and if you look at economic and real estate metrics you get a totally different picture if you include all 5 burrows.

I'll need to commute to Manhattan that's why I need close proximity to the city commute.

Out pf state is where you will get the most bag for your buck.

Manhattan is different than Brooklyn, the Bronx, Queens, Staten Island, or Long Island. 

First there is not a lot pf meat on the bone to cover unexpected costs, holding costs due to the dynamic market and the availability of trades. 

I can't imagine it keeps going up like this and definitely can't compete w Manhattan.
