I am ready and will be starting with property number one sometime, hopefully, quarter one of 2025 with a possibly 2 bedroom and 1 bathroom single family home; as this is within my current budget.

I shared the concept with all of my friends, and not one of them did it.

Those that just make a ton of cash from owning their business or from their job and want to invest into SOMETHING SAFELY instead of sitting in a bank.

My answer, yes I currently am buying a $165,000 property in Phoenix (not listed on the MLS) using one of my methods to find, using only $5,871 plus closing costs of my money.

I asked the title agent, and they just said, “Unfortunately, it can happen.”Has anyone had a deal get delayed like this?

In terms of getting a mentor, I had one of those and paid $18k for the privilege.
