Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it. 

And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"?

We have been around the bigger pockets community for over a decade now and have more 5 star reviews on bigger pockets than any company on this website in any industry (>270  5 Star reviews).

Conversely, a lack of charisma or poor screen presence could hurt a person - ask any radio personality!!! 

I have managed to get myself into a bit of a complex situation on my first deal and I'm looking for some advice. 

You can't take any deduction on your tax return or claim any depreciation on a property owned by the IRA, just like you can't take deduction or depreciation on a property I own.

I relied on a property manager who ended up really messing me up.

My project is expected to exit this year and it appears that will happen as expected and in line with projections or maybe a little better.

Certainly nothing ground-breaking in terms of ideas here, however I'll be very hands on (and on site) during the process to make sure that every step of the way is executed to a high standard and very carefully.Once I've hopefully developed a successful track record and gained experience, my next goal would be to move on to commercial assets (think multi-family, industrial etc) so that I can leverage my existing investor network and real estate knowledge to raise 3rd party equity and take on bigger projects.
